Your Step-by-Step Mortgage Journey

Pre-Approval​​

Before house hunting, most buyers get pre-approved. This gives you a clear idea of:

  • How much you can afford
  • What your estimated monthly payments will be
  • What loan programs you qualify for
  • You’ll provide income, asset, and credit information so the lender can give you a letter stating your pre-approved amount.

    Loan Application​

    Once you’ve made an offer on a home and it’s accepted, the full mortgage application begins. You’ll submit:

  • Pay stubs, W-2s, and tax returns
  • Bank statements
  • Employment verification
  • Credit information
  • Your lender will help you choose the best loan type (conventional, FHA, VA, etc.).

    Loan Processing

    During this phase:

  • The lender orders an appraisal of the property
  • Your documentation is verified
  • Title search and insurance are handled
  • Don’t make big purchases or open new credit—lenders monitor credit activity!

    Underwriting​

    This is when your loan is reviewed in detail. The underwriter checks:

  • Your ability to repay
  • The property’s value and condition
  • Risk factors
  • They might ask for additional documents or letters of explanation.

    Final Approval & Closing Disclosure

    Once approved:

  • You’ll get a Closing Disclosure with final loan terms, costs, and payments
  • You must acknowledge receipt at least 3 days before closing
  • Review it carefully and ask questions if anything seems off.

    Closing Day​

    You’ll:

  • Sign a lot of paperwork
  • Pay your down payment and closing costs (often via wire transfer or cashier’s check)
  • Get your keys!
  • Congrats—you’re officially a homeowner!
